ENVIRONMENTAL SITE ASSESSMENTS
Environmental site assessments (ESA) are a valuable tool for many of our clients and are often required when purchasing new properties or refinancing existing properties. Each ESA provides an opportunity to have the environmental practices of a company and the environmental condition of the property reviewed and audited by another set of eyes.
ACI has conducted assessments in conjunction with changes in ownership or management at client companies, as well as in response to new corporate directives on environmental practices and compliance.
Our assessment extends beyond the site visit and includes a review of federal, state, and local regulations including applicable permits and reports; waste stream analysis; audits of waste disposal vendors; and reviews of past practices.
ACI is experienced in a variety of types of ESAs. A few examples of the ESAs that ACI regularly conducts are EPA compliance audits, ASTM transaction screens, and Phase I and Phase IIs. ACI works closely with the client, in order to tailor the ESA to each client's particular needs and objectives.
Some ESAs performed by ACI have resulted in permit applications/modifications, waste reduction programs, waste clean-ups (including hazardous waste), and procedural modifications.
A completed ESA report is also a valuable management tool for targeting capital monies earmarked for environmental projects that will produce results in the company's environmental impact and operational efficiency. ESAs may also fulfill due diligence requirements of certain state and federal regulations.
